Durbanville residents have until Monday June 9 to have their say on the proposal to build a fuel station on the corner of Falcon and Mosselbank River Roads.
The Terraplan Town Planners submitted the application on behalf of their client, Engen Petroleum, to undertake the application over erf 15760, in Durbanville.
The plot is located at 45 Falcon Street, on the corner of Falcon Street and Mosselbank Rivier Avenue.
Access would be via a left-in on Mosselbank River Avenue, 42m from the Mosselbank River Avenue and Vissershok Road circle and a full access from Falcon Street, 19m from the circle to Mosselbank River Avenue.
The applicant said it still needs to assess the existing traffic on Mosselbank River Avenue.
“Typically a service station would attract 4% to 5% of the passing traffic. As the access would be a left-in only (in the Mosselbank River Avenue), this means that, ideally, the traffic should be less than 1000 eastbound trips in the PM peak hour.
"Then we could motivate that the anticipated trips at 4% to 5% of pass-by trips would be just under 50 trips,” the applicant said in a motivation statement.
The property is currently vacant with a few mature trees and the proposed development is set to include a convenience shop and ATM, among others.
Durbanville Central Business District is situated approximately 1,8km to the south-east of the site.
Via Mosselbank Rivier Avenue, the property is also connected to the surrounding road network, such as Koeberg and Vissershok Roads.
A resident Alberto Gaiti said there was no need for another fuel station and raised concerns about the environmental pollution that might come from leaks in the cars.
Another resident Wimpie Snethlage also objected to the development questioning the noise levels that will be expected when the station is in operation.
